How to get more money from the sale of your Vintage home….

1. Fresh paint in neutral (but not white!) medium tones bring life to old homes. A splash of color here and there will make your house more exciting, but too much color can be a turn-off for some buyers.

2. Clean windows, inside and out. Scrape any over-spray or paint off the glass.

3. Put all of your personal photographs and mementos away. This makes it easier for Buyers to visualize living in your home.

4. Remove clutter and your rooms will look bigger and more inviting.

5. Pay attention to unfinished projects that you may not notice anymore. Replace missing switch plate covers, repair cracked or missing moldings, re-caulk the bathroom, etc.

6. The yard is the first thing they see; mow and weed it. If the landscaping is looking a little sad, try adding some discount annuals into your garden.

7. If you have moved out of the house leave a couple of pictures up, or a corner table with a vase of fresh flowers just to give some color.

8. Keep all binds and drapes open.  The more light you let in, the larger and more exciting your house becomes.

9. Keep a flow through the house of unobstructed walkways.

10. Replace old, dingy (non-original) fixtures. Most standard fixtures cost about $10—20 at the big home improvement stores and are easy to install. The Rebuilding Center is a great source for vintage fixtures if you want to find period pieces on the cheap.

11. Expose wood floors, even if they are not in prime condition.  Buyers will pay more if they can see the wood floors are salvageable.

12. Touch up scratched or dinged up moldings and woodwork.

13. If your kitchen has not been recently updated, you can replace the countertops for very little money. This will make your kitchen look fresh and new without spending a lot of money.

14. Paint or replace your front door.  You can get an authentic old door that fits your house at the Rebuilding Center  for less than $80.

15. Clean and remove the clutter from the front porch or entry.

16. If your basement is used for storage, organize your stuff and stack everything in one corner.

17. If your basement is finished, let the light shine in. You may need to seriously trim the landscaping to do this.

18. Accenting exterior paint can make a huge difference, most good paint jobs have 4 different colors to accent the details.

19. Make sure your off street parking looks usable.

20. Prune your big trees and shrubs so your house is visible from the street.
